Identify the source (water or humidity) so it can be remediated and prevent future damage.
Do a mold assessment (done by a third party). Sampling of materials and air quality to identify type and extent of the mold contamination, the results will include an action plan for remediation. This can be omitted if the owner is informed and provides explicit authorization to waive assessment.
Remediate the Mold damage:
Isolate the contaminated area by placing a containment (doors, windows, A/C vents, etc.). This step is very important to ensure that no mold spores are spread to unaffected areas.
Install and run air scrubbers (air purification devices to trap mold spores floating around).
PPE (personal protective equipment): Everyone involved in the remediation should wear Tyvek Suit, Gloves, Particulate Respirator and Safety Glasses.
Remove affected materials (drywall, insulation, baseboards, carpet, etc.). If additional mold discovered, scope would change.
Cleanup process: Taking all materials removed and bagging them inside the containment area and properly sealing the bags.
HEPA vacuum down the entire area; any areas around where mold dust may have settled.
Sanitize wood and studs with brush and solutions until visibly clean. Apply encapsulant.
Dry all areas (air movers and dehumidifiers).
Moisture test to verify all surfaces are dry.
Mold assessment to confirm no more mold spores are in the environment.
Remove equipment and containment.
The key to mold prevention is moisture control. Mold will not grow if moisture is absent.
